Budapest property prices remain high in 2026
If you own an apartment or house in Budapest but live abroad, following the Hungarian property market can be surprisingly difficult. Asking prices on property portals may rise even when homes take longer to sell, national statistics can hide major differences between neighbourhoods, and a property that appears valuable on paper may still struggle to attract serious buyers.
Owners living abroad often ask us the same practical questions:
- Are buyers still actively looking for apartments in Budapest?
- How much have Budapest property prices actually increased?
- Are buyers negotiating more in 2026?
- Should I sell now or wait?
- Does the national property price boom mean my own apartment is worth significantly more?
- Can I sell a Hungarian property without travelling back to Hungary for every step?
The short answer is that Budapest property prices remain high in 2026, but the market has changed considerably since the extraordinary price growth of 2025.
According to the Hungarian National Bank (MNB), residential property prices increased by 23.5% nationwide in nominal terms during 2025. Adjusted for inflation, the 19% increase was the strongest real house-price growth recorded in Hungary in the past 25 years. By the end of 2025, the MNB estimated that Hungarian residential property prices were 22.5% above the level justified by economic fundamentals.
That does not mean property prices are now falling. It does mean that sellers in 2026 should be much more careful about assuming that last year's exceptional growth can simply be projected forward.

Budapest real estate market in 2026: the short answer
Budapest property prices remain close to historically high levels in 2026, but price growth has slowed substantially. In Q1 2026, used homes in Budapest sold for approximately HUF 1.2 million per square metre on average, while prices were 7.4% higher than a year earlier. The individual property's location, condition and type matter far more than the Budapest-wide average.
This distinction is particularly important if you are considering selling remotely.
A centrally located renovated apartment, an outer-district panel flat and an ageing detached house on the outskirts of Budapest are not really competing in the same market. They may all technically be “Budapest properties”, but demand, financing options, negotiation margins and expected selling times can be very different.

2025 was an exceptional year for the Hungarian housing market.
According to the MNB:
- residential property prices increased by 23.5% nationwide in nominal terms;
- real property prices increased by 19%;
- this was the strongest real annual property-price increase in 25 years;
- an estimated 152,000 transactions took place between private individuals, 3% more than in 2024.
Several factors contributed to the increase.
One of the most important was the launch of the Home Start Programme, a subsidised mortgage programme introduced in September 2025. It significantly increased the purchasing power of eligible first-time buyers.
By Q1 2026, subsidised loans represented 81% of new housing lending, compared with 23% before the programme. The share of first-time buyers in Budapest increased from approximately 25% to 40% within one year.
The programme did not merely create more demand. It also changed who was buying and what they could afford.
Is the Budapest property market still rising in 2026?
Yes, but much more slowly.
This is one of the most important distinctions for owners to understand.
In Q4 2025, Hungarian residential property prices were still 21% higher than one year earlier, but the increase from the previous quarter was only 2.4%.
By Q1 2026, KSH data showed clear signs of slowing annual price growth in the used-property market.
In Budapest, average prices per square metre were approximately 7.4% higher than one year earlier.
This does not mean Budapest prices fell by comparison with 2025.
It means that: prices were still increasing, but the speed of the increase had slowed sharply.
How much does property cost in Budapest in 2026?
According to KSH transaction data, the average price of a used residential property in Budapest in Q1 2026 was approximately HUF 69 million.
The average price per square metre was around HUF 1.2 million.
However, this Budapest average hides substantial differences between property types.

KSH data also show that the average selling price was approximately:
- HUF 94 million for detached houses;
- HUF 60 million for panel apartments;
- HUF 70 million for condominium apartments.
Not every Budapest property is benefiting equally
A striking feature of the current Budapest real estate market is that different segments are moving at different speeds.
In Q1 2026, KSH recorded annual price-per-square-metre increases of approximately:
- 4.9% for detached houses;
- 7.8% for condominium apartments;
- 18% for panel apartments.
The geographical differences are also significant.
Prices increased by around 10% year on year in Budapest's outer and transitional Pest districts, while the increases were lower in several already expensive areas:
- 6.5% in other Buda districts;
- 5.8% in inner Pest;
- 4.6% in the Buda hill districts.
Asking price and actual selling price are not the same
Property websites usually tell you what sellers want for their homes. Official KSH statistics are primarily based on completed transactions and therefore provide evidence of what buyers have actually been willing to pay.
These two figures should not be confused.
If five similar apartments in your building are advertised for HUF 100 million, that does not necessarily mean your apartment is worth HUF 100 million.
Perhaps none of them has sold.
Perhaps comparable properties are eventually selling for HUF 90–94 million after negotiation.
Or perhaps a genuinely superior property in the same building recently sold for considerably more.
For sellers abroad, this distinction is especially important because it is easy to assess the Hungarian market almost entirely through online property portals.
A good valuation should therefore consider not only competing advertisements but also:
- actual market trends;
- comparable properties;
- demand for the specific property type;
- expected negotiation;
- financing constraints;
- the legal status of the property.
The best asking price is not necessarily the highest price you can justify on paper.
It is the price that maximises the likely final selling price without unnecessarily excluding serious buyers.

There is no universally correct answer.
Waiting only because you expect another 20% annual price increase is substantially more speculative in 2026 than it may have appeared during the rapid market of 2025.
Selling may make sense if:
- the property no longer serves a practical purpose for you;
- managing it from abroad has become burdensome;
- rental returns are unattractive relative to the property's value;
- the property requires investment you do not want to make;
- current demand for the particular property type is strong;
- you need to free up capital for another purpose.
Waiting may make sense if:
- you have no financial or practical reason to sell;
- the property produces an attractive net rental return;
- you expect to use it again;
- the property is in a location with strong long-term demand;
- you would currently need to sell under time pressure.
Can I sell my Budapest property while living abroad?
Living abroad does not necessarily mean that you need to travel to Hungary for every stage of the transaction.
The exact solution depends on your circumstances, the documents involved, where you live and how the sale is structured. Remote identification, properly prepared powers of attorney and coordinated legal representation can often reduce the amount of travel required.
The important part is to prepare the sale before a buyer is waiting.
For owners abroad, we normally recommend checking at an early stage:
- the current land registry record;
- who is registered as owner;
- mortgages, usufruct rights or other encumbrances;
- whether any inheritance or ownership issues remain unresolved;
- whether the property corresponds to the registered legal status;
- what documents will be required from abroad;
- whether Hungarian personal income tax may arise on the sale.
A high market value does not make a legally difficult property easier to sell.
In fact, when buyers have more choice, clean documentation becomes increasingly important.
Important to know
Property market data can help you understand general trends, but it cannot determine the exact value of an individual property. Prices may differ substantially depending on the district, building type, condition, legal status, financing options and current buyer demand.
Summary
The Budapest real estate market remains expensive in 2026, but the exceptional price growth of 2025 has clearly started to slow. Prices are still high, while transaction volumes have become weaker and buyers are more selective.
For owners living abroad, this means that national averages alone are not enough to decide whether to sell. A well-located, legally clean and realistically priced property can still attract strong demand, while an overpriced or legally complicated property may take considerably longer to sell.
The most useful question is therefore not simply whether Budapest property prices will rise or fall, but what your specific property could realistically sell for today, how much negotiation to expect and whether its legal status is ready for a transaction.
